Families in Mequon, Cedarburg, Grafton, and Glendale usually call an estate sale company for one of three reasons. A parent has died and the house has to be emptied before it lists. Someone is downsizing out of a larger North Shore home. Or the contents have piled up for decades and a cleanout is the only way the property can sell.

What these houses usually contain


North Shore and Ozaukee homes are not the same job as a rural Washington County farm. The houses are often older, the lots are tighter, and the contents skew toward furniture and household goods rather than equipment.


What sells in this market:

  • Mid-century and traditional solid-wood furniture. Glendale and Whitefish Bay houses from the 1950s–1970s still turn up original pieces.

  • Jewelry, sterling, china, and smalls. These move if they are priced off recent local sales, not a national price guide.

  • Art, mirrors, and decorative metalwork. A single named piece can outsell a room of ordinary furniture.

  • Tools, lawn equipment, and workshop contents in Grafton, Saukville, and the townships.

  • Kitchenware, holiday décor, linens, and books. Low price, high volume, and they clear the house.


What usually does not: mass-market pressboard furniture, outdated electronics, and most ordinary clothing. We sort that for donation or disposal instead of taking floor space from items that will sell.


Sale, buyout, or cleanout


Three options. The right one depends on the deadline and what is in the house.


Estate sale. We sort, price, stage, photograph, and run a public on-site sale, usually two or three days. Standard commission starts at 25% of gross sales. No hidden fees. Best when the house has enough furniture and household goods to draw a crowd. In Mequon, Cedarburg, and Glendale, a full house usually does.


Estate buyout. We make a cash offer on the contents and remove them. Best when the timeline is short, the family is out of state, or the volume is high and the resale value is moderate. You trade some return for a cleared house and a set date.


Cleanout. Removal, donation where it makes sense, and a house left empty for listing photos or key turnover. Used after a sale for what did not sell, or on its own when the contents will not carry a sale. Hoarder-level houses are a cleanout first. An estate sale only works after the rooms can actually be walked.


Most families in probate use a sale plus a cleanout. The sale recovers value. The cleanout meets the realtor’s date.


Timeline in this area


A normal estate sale runs about two weeks from the walk-through to the check.

  1. On-site consultation. We walk the house, basement, garage, and any outbuildings. You get a recommendation that day: sale, buyout, cleanout, or a mix.

  2. Family pull. You take documents, photos, and anything you are keeping. We do not need the house cleaned before we start.

  3. Sort, price, and photograph. Sale listings go up on EstateSales.org, EsateSales.net, and our channels.

  4. Sale days. First come, first served. Final day is discounted.

  5. Cleanout and accounting. Proceeds after commission, usually within the same two-week window.


Probate and listing deadlines can be pulled in. Say so on the first call. Ozaukee and Milwaukee County realtors often need a broom-clean house before photos. We schedule to that date.



What families in these towns ask


Do you charge more in Mequon or Glendale than in West Bend? No. The commission on a sale starts at 25%. Cleanout pricing is based on volume and condition, not the ZIP code.

Is a Mequon or Cedarburg house “enough” for a sale? Usually yes if it is a full household. A condo with one room of ordinary furniture is often a buyout or a cleanout. We will say which after the walk-through.

Can you work with the probate attorney and the listing agent? Yes. We coordinate dates with both. The attorney needs the accounting. The agent needs the house empty.

What about a house that has not been cleared in decades? We do those. Heavy accumulation and hoarding jobs are quoted as cleanouts, with a sale only if there is a sellable layer under the volume. The goal is a house that can be shown, not a perfect sort of every box.
